Are there HOA fees or building restrictions?
It depends on the property. We offer communities with Property Owners Associations, shared amenities, and building guidelines designed to protect long-term value, as well as unrestricted land with no HOA fees and much more flexibility. Our team will walk you through exactly what applies to the property you are interested in so you have a complete picture before making a decision.
Do I have to attend an event to buy?
Our events are a great way to see a community and meet our team in one trip, but we work with buyers every day outside of events, too. We typically open up more inventory and availability during events, so if your schedule allows it, attending can work in your favor. That said, give us a call anytime and we’ll find a time that works best for you.
How long does closing take?
Faster than you might think. Most of our transactions close in 45 days or less, often much quicker.
Do you offer financing?
Yes, in many cases we do. Terms and availability vary by community and property, so the best next step is to give us a call, and we’ll walk you through what’s available for the property you’re interested in.
What types of properties do you sell?
We specialize in mountain and lakefront land communities — from single lots in gated luxury communities with world-class amenities, to unrestricted mountain acreage where you can build on your own terms. We also occasionally offer existing homes and to-be-built opportunities within our communities.
Can I use my own builder?
Yes — you’re free to bring your own builder. Some of our communities have architectural guidelines to protect property values, but we’ll be upfront about any requirements before you purchase. Our team can walk you through what applies to the specific community you’re interested in.
Can I use the property as a short-term rental?
It depends on the community. Our unrestricted properties give you complete freedom — Airbnb, VRBO, whatever you choose. Communities with a POA may have guidelines around short-term rentals. We’ll be transparent about what’s permitted so you can make the right decision for your goals.
